We recently helped a client who had been looking to invest in London for a year but was unsure if the properties she liked were good investments. The idea was to buy, rent, pay off the mortgage and then use it herself in the long term. As experienced buying agents, we suggested amongst other things that it should have two bathrooms to go with the two bedrooms, equally sized if possible, always good for renting.

We found all of this in scruffy maisonette, within a charming stucco villa, two minutes from Hyde Park. The scruffiness and inflated price meant that it had been sitting on the market for a while. Seeing an opportunity, as buying agents, we were able to negotiate a good deal. The building team transformed the property within a month, and it rented out within a week. The common parts in the building have now also been renovated and restored to their former glory. The flat has already appreciated in value.
